Las Brisas is a well-established building, reflecting its years on both the exterior and, to some extent, the interior. However, the apartment we rented was well-maintained and met a good standard of comfort. The beds were cozy, and the kitchen was thoughtfully equipped, though a pair of scissors would have been a welcome addition.

The major drawback of our stay was the unexpected construction noise right beneath our apartment, which was neither anticipated nor communicated in advance. This is a great condo with an amazing location on Madeira Beach. The set-up of the condo is great for a big family, and everything was in pretty good condition. We ewre in unit #205 at Las Brisas a week in May 2024. It is a three bedroom, two bath unit that is extremely well equiped. Plenty of cookware, dinnerware, and utensils in the kitchen. Best equipped we have seen in many years of renting. There is a very large washer and dryer as well. there is a very large closet between the second bath and one bedroom that is stocked with a great deal of beach toys, chairs, umbrella, boards and games. That was a huge bonus! There are also rental cabana chairs/umbrella set up right in front of the beach side property if you don't want to carry anything to the beach! The furniture is very comfortable with the large sofa having two recliners built in. A large TV in living area, smaller TV in all three bedrooms. Unfortunately, we could not get the TV in the second bedroom to work while we were there. Did not call maintenance to help. The balcony is exceptional, very large. Has high wooden chairs that are comfortable and allows you to enjoy the beach scene looking over the railing, not through it as most balcony furniture do! There is the Reef Retaurant right across the street that has a daily dinner special which we utilized frequently so we didn't have to cook often. Plenty of other places nearby as well. Only one parking space per unit. We had three vehicles so we had to make arrangements to park the extra vehicles a little further away from Las Brisas. It is very tight parking in almost all of the parking spaces so larger cars/trucks can be a bit of a problem. Check in is at 4:00. We had hoped to get in a little earlier but did not get the code to the lock until 3:58!!! We had already been to the grocery store anticipating getting in a little earlier. Having a code lock instead of keys was great as there were 6 of us staying there. I would highly recommend this unit. Management was very pleasant and helpful with any communication. You can check out with the app that they provide you with on your reservation.

There were extra beach chairs, sand toys/buckets, boogie boards, etc. in the storage area of the condo. We had a great stay. Only a 2 min walk to the bus/trolley stop. Close to grocery stores and major food chains if needed.

One thing to note is there is only 1 parking space for the condo unit but it is in the outside lot (not under the building) so we did not have to remove our roof box that we had on top of our vehicle (Clearance under building is only 6'6" or so).

We loved the location as it is right on the beach, but the actual unit itself needs some updating, the kitchen was fine, the bathrooms were not that clean, sinks need to be replaced and bathrooms need to be painted. Our condo was the best we have ever rented. The location was perfect and we had the best time. We have rented from Sun Host multiple times and have never had any issues. The only problem we are running into now is trying to find a place similar to what we had this year. Some of the prices (if you can find a unit) have gone up as much as 70%. Not good.

I appreciated the great beach chairs (however no beach towels) and cornhole boards in the condo. We had everything we needed for the week. Maintenance addressed two small issues in a very timely manner. I would definitely stay here again. I would recommend purchasing higher quality linens (towels and bedding).

We couldn’t be more pleased with our Las Brisas rental unit. It was a great space for 6 adults in three generations. The place was clean, well stocked with items we needed, and had a beautiful view.

Our only issue was there was no guest parking. Friends needed to park down the street to access us. Also the owners should think of puking a shower bar into the tubs for older renters to assist them with stability in and out .

Walkable to some great restaurants, and 20 minute drive to either end of the strip.pool is large, and warm, nice way to cap off the end of a nice beach day.
our only complaint (small) was that the condo could have had a better starter supply of paper towels, no starter coffee or laundry detergent, all of which have seemed standard in other rentals.could have been a little cleaner, ceiling fans need attention, and sheets were put on the bed inside out.

The condo was set up perfectly for a relaxing get away. The views and balcony can’t be beat. We had a great time.

The rental was very comfortable and the location was great. Only downside was there was no visitor parking space which was an issue due to a weekly required visit from a Hospice nurse due to having the patient being located out of the home servicing area.

Our family of 4 adults and 3 teen boys had a lovely stay at the condo. We enjoyed walks on the beach and the pool was always a great temperature. The unit it self was just what our family needed. Loved the large dining room table for dinners and games in the evening. There were a few items of disappointment. The lack of headboard / support for the single queen bed, mattress in the master bedroom needs to be updated and is not fully attached to the headboard either. Everything else was great and just what our party of 7 needed for our stay.

One our way to the airport, we were called and notified that the washer was needing a new hose and that someone would be there Tuesday to repair the washer. We were told we could use the cold water to wash, but could not use the hot water. Come to find out, it was the opposite. Starting Tuesday morning following the AC unit install, we started having electrical issues. So by Thursday we had an electrician in our unit all afternoon. Beautiful condo, less than relaxing week of vacay with people in and out of our condo 3 of our 5 days there.

The condo is very nice and the view from the large balcony is amazing! The condo had some initial issues such as burnt out lightbulbs and a towel rack was broken off the wall in the master bathroom but all in all very nice.

We were pleasantly surprised when we entered the condo, as it is much nicer than pictures made it seem. Our only complaint would be the lack of kitchen utensils and kitchen ware. The slider in the master is also very hard to close. Overall an amazing property and we wouldn't hesitate to book again.

After staying at Las Brisas for 30 plus years this was the absolute worst! Besides no elevator the condo was filthy...had to wear shoes indoors or have black feet after seconds. Won’t be back. Staying at Arie Dam from now on.
